This 1921 Spanish Mission four-plex entailed a full restoration, interior and exterior. Plumbing and electrical was replaced throughout. Hardwoods were uncovered and restored, and all acoustic ceilings removed to restore crown moldings and return the ceiling height to its original nine feet. Original cast-iron bathtubs and pedestal sinks were rescued. Hand-wrought iron balconies were added along with French doors. Period stoves were brought in, cabinets restored, and countertops were hand-designed and crafted. Restoring a breakfast nook table revealed an exquisite artist's painting underneath! Restoration of the fireplaces revealed Bachelder tiles. Lush landscaping and lighting was designed to highlight the Spanish Mission grandeur of the building. Rents increased as much as 400%/unit.
