Kenmore II, 1931 Spanish Mission Eight Unit Apartment Building

This 1931 Spanish Mission eight-unit apartment began with the intention of our restoration creating a peaceful living space for the tenants, many of whom had multiple children in each unit. The building required all new plumbing and electrical, and full restoration of the individual units. Earth tone colors were selected for the common areas, and florescent lighting replaced by low-wattage Spanish Mission-style sconces and chandelier. A garden was added in the rear common area with birdbaths and seating areas, and lush landscaping installed in the front including a fountain and Liquid Amber tree 'wall' to give a park-like feel to the property and a place for the children to play. Rental increases were as much as 290%/unit.
